Stamp Duty & Registration Charges in Tamil Nadu

The government charges most first-time buyers underestimate — here's what to actually budget for.

These are the standard rates for a sale deed. Gift deeds, settlements, partitions, and transfers between family members can have different, often lower, rates — ask our team if your transaction isn't a straightforward sale.

What "market value" means here

Stamp duty and registration are calculated on whichever is higher: the price actually stated in your sale deed, or the government's official guideline value for that locality (set and periodically revised by the Tamil Nadu Registration Department). In some fast-appreciating areas, the guideline value can lag behind real market prices — in others, it tracks closely. Either way, you can't reduce your statutory cost by simply under-declaring the sale price; the guideline value is the floor.

A worked example

On a property with an applicable value of ₹50 lakh: stamp duty (7%) is ₹3.5 lakh, and registration (4%) is ₹2 lakh — a combined statutory cost of roughly ₹5.5 lakh, before any transfer charges or incidental fees. Budget for this in addition to the property price itself, not out of it.

Concession for women buyers

Since April 2025, women buyers purchasing a property valued up to ₹10 lakh pay a reduced registration fee of 3% instead of 4%. There is no general reduction in stamp duty itself — this concession applies specifically to the registration fee, and specifically at that lower property-value band. Confirm current eligibility with our team or directly at the Sub-Registrar office, as thresholds and eligibility criteria are set by government order and can be revised.
